Integrating the auction, sales and leasing divisions
Synergy, a word loosely used in the work place to describe a level of functionality between co-workers. However with a developing a property company, such as Deal Core with multiple divisions, the idea of synergy needs to be fluid not only between colleagues but also between each division. The extent of which reaching consistent procedure policies and maximising mutual benefits to allow them to grow off each other’s successes and to develop simultaneously.
In light of Deal Core’s latest successes, specifically their auction on the 26th of November 2014, it is imperative to outline the reasoning behind the well-found positive outcome and how the sales and leasing divisions came into effect both pre and post-auction.
Deal Core’s well established leasing division is constantly bustling with new enquiries and opportunities to create relationships. This, as well as decades of experience, has in-turn has produced a level of understanding for the Durban property sector that allows the Deal Core team, and by extension the Auction division, to be at the absolute fore-front of new business. The relatively new Auction division has built amazing momentum so far and in large part due to the firm grasp that Deal Core has on the strengthening Kwa-Zulu Natal property sector. Identifying key players, a pertinent part of delivering a quality service in the market, creates a platform on which to facilitate successful deals by connecting the right buyers with the right sellers.
The sales division is not only a huge contributor of properties to take to auction but also a contributor of willing buyers and their requirements. The Deal Core sales team has an in-depth understanding of the industry and is first in terms of knowing who is in the market and what specifically they are looking for. On a macro level, through sales enquiries, market demand can be assessed and targeted stock and is in-turn congruently adjusted to facilitate a quality supply of properties to take to auction.
Not every property is sold on auction, a reality that we at Deal Core actively seek to minimize, however this leaves a few buyers from the market that are ultimately still looking for premises. This creates an opportunity for the sales division to synergistically integrate with the Auction division and ultimately provide better service to our clients by offering them alternative options and at the end of the day, close deals.
The key to success in the Durban property sector is to build relationships. This is fundamentally created on information and the knowledge derived from understanding both buyers and sellers that are active in the market. By implementing a strategy based on synergy within divisions, information develops into relationships and the result is simultaneous growth between divisions and a much higher level of service.
